5 Essential Tips for Choosing a Renovation Contractor in Singapore

Choosing a contractor is the most important decision in a renovation. These five checks help you pick one with less risk.

1. Do your research

Ask friends, family and colleagues who have renovated recently. Use business directories and reviews to build a shortlist of contractors with a track record in the type of work you need.

2. Check credentials

For an HDB flat, the contractor must be on HDB's list of registered renovation contractors, because the renovation permit has to be applied for through them. You can check the list on hdb.gov.sg. For other work, ask for the company's registration details, insurance and, where relevant, qualifications for specialist trades such as electrical and gas. Ask for proof instead of taking it on trust.

3. Consider experience and specialisation

Choose a contractor with experience in your kind of project: HDB, condo, landed home or commercial space. A firm that does mostly new BTO flats may handle a resale hacking job differently.

4. Evaluate past work and reviews

Look at portfolios, and ask to speak to or visit previous clients if possible. Read reviews critically: look for details about timelines, defect handling and communication, not just star ratings.

5. Request multiple quotes

Get at least three itemised quotes. Compare the scope, materials and timeline, not only the total. A very low quote may indicate shortcuts, missing items or extras added later.

Put everything in a written contract, with payments tied to completed stages.
