Hiring the right renovation contractor makes the difference between a smooth project and a stressful one. These steps cover the process from research to final inspection.
Step 1: Research and shortlist
Look for contractors with experience in your type of project, such as a kitchen, bathroom or full-flat renovation. Check directories and customer reviews, look at past projects, and ask friends and family for recommendations. Shortlist a few.
Step 2: Initial consultation
Meet each contractor in person or online. Discuss your plans, budget and timeline, and listen to their suggestions. This meeting also shows how they communicate and how well they understand your requirements.
Step 3: Request quotations
Ask for itemised quotes that break down materials, labour and any extra services. Compare them line by line. The cheapest quote is not always the best value, and an unusually low quote may leave out items.
Step 4: Verify credentials
For HDB flats, you must engage an HDB-registered renovation contractor. Under the Housing and Development (Renovation Control) Rules, the renovation permit application is submitted by the registered contractor, not by the homeowner. Window works need a separate BCA-approved window contractor listed with HDB. Check the contractor against HDB's list of registered renovation contractors on hdb.gov.sg.
For private property, ask about the company's registration and past projects, and check any management corporation or condo rules on renovation.
Also ask about insurance coverage, such as contractor's all risk and workmen's compensation, in case of accidents or damage.
Step 5: Sign a written contract
The contract should state the scope of work, timeline, payment schedule and any warranties. Avoid paying a large share upfront, and tie payments to completed stages. Read it carefully and resolve any questions before signing.
Step 6: Monitor progress
Stay in regular contact with your contractor. Visit the site, review progress against the schedule and raise concerns early. Get any changes in scope and price confirmed in writing. HDB sets rules on renovation hours and noise, so check the current rules on hdb.gov.sg and with your contractor.
Step 7: Final inspection
When the work is complete, inspect it with the contractor. Check every item against the contract, list defects and agree when they will be fixed before you make the final payment.
Step 8: Leave a review
A fair review helps other homeowners choose.
